Filling in the Zurich form, step by step

The canton's online tax return is called ZHprivateTax. The paper form has the same fields. Here is where your apartment goes.

In the tax return

  1. Open the Liegenschaftenverzeichnis

    This is the list of real estate. Since tax year 2024 all properties are declared only here, including those in other cantons and abroad.

  2. Add the apartment

    Enter city and street in Latin letters. Under Kanton / Land choose the country. As type choose Stockwerkeigentum for an apartment or Einfamilienhaus for a house, and enter the area in m².

  3. Enter the income

    In the field Eigenmietwert / Mietzinseinnahmen enter the notional rent from your Dix.Tax sheet, or the rent you received if the apartment is rented out.

  4. Choose the flat deduction

    For Unterhalts- und Verwaltungskosten choose Pauschalabzug. It is 20% and needs no receipts. Actual costs are only worth it if they were higher, and then you need a detailed list.

  5. Enter the tax value

    In the field Verkehrswert enter the tax value from your sheet. The program carries the totals to line 6 (net income from property) and line 31.1 (property) of the main form.

  6. Add the German note

    Paste the note from your sheet into the remarks (Bemerkungen). It explains how you valued the apartment and asks the tax office to allocate it abroad. The office does the allocation itself.

  7. Submit and keep your documents

    The deadline in Zurich is 31 March. You can extend it online, free of charge, until 30 November. You do not need to send documents about the apartment, but keep them in case the office asks.

Documents worth keeping

  • Purchase contract, or the inheritance or gift document
  • Land register extract from the country where the property stands
  • Rental contract and proof of rent received, if rented
  • Photos, damage reports or official confirmations, if the property cannot be used
  • The exchange rate you used and where it came from
